Pioneer Law Group specializes in real estate law, and its attorneys have been involved in some of the largest and most complex real estate transactions in the United States.

We represent landlords, tenants, subtenants, and property managers in matters pertaining to all types of leases, including single tenant and multi‐tenant office leases, warehouse leases, ground leases, retail and shopping center leases, agricultural leases, industrial leases, mining leases and royalty agreements.   Our services go beyond drafting and negotiating the lease.  We also prepare of letters of intent and liaison with leasing brokers; assist in due diligence and analysis of properties to be leased; prepare tenant improvement work letters; counsel in connection with estoppels, subordination agreements, and lease amendments; and draft and negotiate subleases, lease assignments, and lease termination agreements.

Pioneer also represents property sellers and purchasers in drafting, negotiating and closing all types of real property sales, from city to country, “greenfield” to “brownfield,” urban and developed to raw land.  Our services regularly include negotiating and preparing letters of intent, reviewing due diligence, land use and zoning issues, analysis of title and title insurance advice, escrow advice and instructions, and working with tax professionals on “1031” tax‐exempt property exchanges.

In terms of financing, Pioneer represents borrowers and lenders in drafting and negotiating loans secured by real property, from inception to the release of security.  In addition to preparing contracts, we can assist with due diligence, title insurance, workouts and loan modifications, partial releases, subordination and priority issues and more.
