Joel Patrick Erb advises and serves numerous businesses and individuals with their transactional needs and takes great pride in being a deal-maker and counselor. He attempts to craft agreements which will both stand the test of time and deal with the short-term business realities while thinking of solutions to problems that may not be immediately obvious.
Business and Financing: Joel’s practice includes drafting and negotiating all types of business contracts and deals, loan and bond documents, business planning and entity formation, licenses and royalty agreements, and complex financing projects. Businesses have sought Joel’s advice for subjects ranging from retail expansion, hotel, food and restaurant industry issues, intellectual property transactions (including copyright and trademarks), limited liability entity selection and formation, licensing and contracting, neighborhood business improvement districts and mining and construction matters.
Real Estate Transactions: Joel’s practice focuses on all aspects of complex real estate and related business transactions. This includes drafting, negotiating and counseling clients with respect to purchase and sale agreements, leases, loan documents (including promissory notes and security agreements), easements and other property contracts throughout California and beyond. His clients have ranged from non-profit companies, individual property owners, clothing designers and sustainable food markets, to development companies, mining companies, joint ventures, REITs and major banks.
REPRESENTATIVE PROJECTS
- In Sacramento, Joel is local real estate counsel for the Sacramento Kings for the development of the Golden 1 Center and Downtown Commons, and for Sacramento Republic FC in their attempts to develop a downtown stadium. Previously, he was the lead real estate counsel for the private acquisition of the downtown Sacramento Railyards from Union Pacific Railroad and the simultaneous sale of the Sacramento train station and surrounding property to the City, one of the most significant real estate transfers in Sacramento history.
- In the Wine Country, Joel represents Madison Oxbow, LP and assisted with all aspects of the development of the phenomenal Oxbow Public Market in Napa, including site acquisition, financing, leasing spaces to food vendors and general landlord/tenant and business matters.
- In San Francisco, Joel negotiated most of the retail leases at the San Francisco Ferry Building for the landlord prior to its historic re-opening as one of the pre-eminent food meccas in the nation and drafted and negotiated the lease for the landlord of the flagship Sephora store in Union Square.
- In New York, Joel negotiated the leases for dozens of Lucky Brand Dungarees stores across the United States and the Ecko Unltd flagship site in Manhattan
